Architectural services and the
design and construction process can be categorized into
four distinct phases that are industry standards: Schematic
Design, Design Development, Construction Documents and
Construction Administration. Each project has its own
requirements unique to the client's needs and location
of the site. Some of the architectural services within
each phase may be modified, limited or eliminated depending
on the client's budget.
- We will work out alternative approaches
to the design with you based upon your program.
- We will prepare schematic design
drawings, sometimes referred to as the master plan,
usually freehand, informal drawings based upon the
mutually agreed-upon program, schedule and construction
budget requirements. These will describe the project
and provide a basis for discussing budgets, etc. The
drawings at this phase usually include a floor plan
and a site plan. Once the design is approved by you
we will move on to the next phase.
